A building safety audit is a structured review of how you manage fire and structural risks and how well your evidence meets the Building Safety Regulator’s expectations. We test governance, documentation and day-to-day controls against the duties for higher-risk buildings, including the need to keep a digital golden thread and to demonstrate control through a safety case report.
The audit also confirms whether assets are in scope of the higher-risk regime. In occupation, this includes residential buildings that are at least 18 metres or 7 storeys with 2 or more homes. Where applicable, we map findings to the regulator’s guidance so you know exactly what to fix and why.

What Does a Building Safety Audit Cover?
Our audits follow the law and guidance. Typical scope includes confirming higher-risk building status, registration and key building information, testing your golden thread systems, reviewing the safety case report and the evidence behind it, and checking resident engagement, complaints and occurrence reporting processes. We also examine how risks are identified, assessed and controlled so you can show you have taken all reasonable steps.

What is a BSA Compliance Audit?
A BSA compliance audit is not a certificate. It is an independent check of your readiness against the Building Safety Act framework. It helps principal accountable persons prepare for a Building Assessment Certificate application when instructed by the regulator and ensures the golden thread, safety case report and supporting records are complete, accurate and usable.

A fire risk assessment is a legal duty under the Fire Safety Order and focuses on fire hazards in workplaces and the common parts of residential buildings. A building safety audit addresses a wider BSA regime, including structural safety, golden thread information and safety case reporting for higher-risk buildings. Most organisations need both to stay compliant and to evidence control.
