Principal Designer Roles Explained

Under the BSA reforms, clients must appoint a Principal Designer in writing where there is more than one designer or contractor. The Principal Designer plans, manages and monitors design work so the built outcome can comply with Building Regulations. They coordinate designers, work with the Principal Contractor and help the client evidence control, especially on Higher-Risk Buildings.

This role is distinct from the CDM Principal Designer. CDM focuses on worker health and safety. The Building Regulations Principal Designer focuses on regulatory compliance for the finished building. One organisation can hold both if appointed and competent for each.

What Does Principal Designer Support Cover?

We act as an advisor to your Principal Designer or support your in-house appointee. Scope typically includes involvement in the setting of a design compliance strategy, coordination of multi-disciplinary design teams, recording of decisions and managing change control so compliance is maintained. For Higher-Risk Buildings we put in place golden thread processes, mandatory reporting arrangements and clear evidence for building control approvals and Gateway hold points. We work with the Principal Contractor and the Accountable Person to keep information accurate, accessible and up to date.

What is the Golden Thread and Why Does It Matter?

The golden thread is the digital record of information that explains the building and how risks are managed. Dutyholders – including clients, Principal Designers and Principal Contractors – must keep and maintain it for Higher-Risk Buildings. A robust golden thread supports approvals, occupation and ongoing safety management.
